Pricing & Quotation
Every quotation is fully itemised — by scope, materials, labour, finishing and contingency. You see exactly what each line costs, so you can compare scopes and value-engineer without losing visibility. No hidden margins, no surprise variation orders.
We take on projects from RM5,000 (e.g. a CCTV install or a focused renovation room) up to multi-phase fit-outs above RM500,000. The studio is sized to give every project the same attention regardless of scale.
Most projects use a 4-stage milestone schedule — deposit on award, progress payments at structural and finishing milestones, and a 5–10% retention released at handover after the snag list is cleared.
For interior and renovation scopes, 3D visualisation, floor plans and material boards are included once the project is awarded. Standalone design-only packages are also available.
Timeline & Process
Cafés, retail and small F&B fit-outs typically run 3–6 weeks. Residential renovations range 4–10 weeks depending on hacking and joinery scope. Office fit-outs above 2,000 sq ft usually run 6–10 weeks. Every quotation includes a Gantt schedule with weekly milestones.
Consultation → site visit → itemised quotation → design & material sign-off → execution with weekly site reports → snag walkthrough → handover with warranty pack. You have one project lead from first call to final key.
Most projects can be mobilised within 1–3 weeks of design sign-off. Urgent retail or event setups can often start sooner — let us know your opening date.
Yes. We routinely phase residential and retail builds to align with budget releases, tenancy dates or business operations — for example, finishing the front-of-house before the back-of-house.
Warranty & Quality
Yes — 12 months on all workmanship from the date of handover. Material and equipment warranties follow each supplier's terms (typically 1–10 years) and are fully documented in your handover pack.
Email or call us — we maintain a dedicated aftercare contact. Defects covered by workmanship warranty are rectified at no cost. Most callbacks are resolved within 5 working days.
Every project has a site supervisor, weekly photo updates, a written snag list before handover, and a final joint walkthrough with you before the retention is released.
Coverage & Scope
We work across Peninsular Malaysia, with most projects in the Klang Valley (KL, Selangor, Putrajaya), Penang, Johor Bahru, Melaka and Ipoh. East Malaysia projects are considered on a case-by-case basis.
Yes — the first call and an on-site visit within the Klang Valley are complimentary. Site visits outside the Klang Valley may carry a small travel fee, fully credited back if the project is awarded.
Yes — for renovations and fit-outs that require DBKL, MBPJ, MPSJ or other local authority submissions, we coordinate the drawings and documentation through our panel of registered consultants.
Yes. We use dust barriers, scheduled noisy works around operating hours, and phased delivery to keep your home or business running with minimum disruption.
Design & Customisation
Custom joinery, lighting, built-ins and finishes are our default. Off-the-shelf solutions are used only when they're genuinely the best fit for cost, lead time or maintenance.
Absolutely. We frequently build out designs from other studios, and we collaborate cleanly with your appointed consultants — architect, M&E or branding teams.
Yes — FF&E sourcing, custom soft furnishing and final styling are available as part of the interior package or as a standalone scope.
